Home rebuilds and renovations in Woodmere
A Five Towns hamlet beside an estate village
Woodmere is one of the Five Towns, and it has stayed a hamlet: bids to make it a village failed in 1910 and again in 1978. Woodsburgh, next to it, did incorporate, in 1912. That village traces its growth to Samuel Wood and Robert Burton, and its south-shore mansions supported clubs such as the Rockaway Hunting Club and The Woodmere Club.
Census figures put the median year built at 1958 for the two together, with a little over half of homes built before 1960. Owners here weigh renovating a house of that age against replacing it.
How a project works in Woodmere
Hamlet or village: check the address
The hamlet of Woodmere is governed by the Town of Hempstead, so its permits come from the Town’s Department of Buildings through the Online Permit Center. Woodsburgh is an incorporated village with its own Building Department, which requires a permit for all construction, from repairs and renovations to additions, plumbing and demolition, and it has an Architectural Advisory Committee.

Woodsburgh demolition rules and flood planning
Fences, letters and floodplain rules
Woodsburgh’s 2025 demolition application calls for a six-foot construction fence with filter fabric, standing before demolition begins, plus disconnect letters from the gas, water, electric and Nassau County sewer providers. It also asks for a County Health Department rodent-free certificate and an asbestos certificate from a state-licensed handler, and interior demolitions need an asbestos letter too.
The village’s hazard mitigation annex names the former Woodmere Golf Club, the Rockaway Hunting Club and a few at-risk residences as flood-prone. It describes the old Woodmere Club golf land as a low-lying coastal area inside the 100-year floodplain and notes the Coastal Conservation District the village adopted for that land. The village building inspector acts as floodplain manager.
