Home rebuilds and renovations in Garden City

A planned village, rebuilt house by house

Garden City began in 1869, when Alexander Turney Stewart bought part of the Hempstead Plains to build it. Garden City Estates followed in 1907, hundreds of houses went up in the 1930s under a strict zoning code, and postwar building added many split-levels and ranches. Stewart Manor started as “Sunrise Gardens” in 1925.

Census figures put the median year built at 1950, with more than four in five homes built before 1960. In houses that age, owners weigh a full gut renovation against a knockdown and a new house.

How a project works in Garden City

Design review comes early

The village of Garden City has its own Building Department at Village Hall, and its Architectural Design Review Board examines the exterior design of new buildings, additions and alterations. Stewart Manor is a separate village with its own building inspector, and Garden City South is a Town of Hempstead hamlet. Which office reviews the job depends on the address.

What the village asks for

For a full demolition, the village asks for shut-off letters for gas, electric and water, tank abandonment, a final asbestos report, a staging plan with a temporary fence and silt screen, and a current topographical survey. The Nassau County rodent report is filed last, and each structure, garages included, is filed separately.

Trees are protected too. A 2025 local law requires a permit before a tree is removed as the village tree code sets out, and anyone working in the village must protect village trees to the Parks Department’s specifications.
