Home rebuilds and renovations in Manhasset
Country houses, then villages built to a plan
The railroad reached Manhasset in 1898 and brought buyers looking for country houses with an easy rail connection. Plandome was laid out by the Plandome Land Company on about 90 acres and incorporated in 1911. After publisher Frank Munsey died in 1925, the Metropolitan Museum of Art had his land developed under strict architectural control as Colonial American reproductions, and Munsey Park’s first model home opened in February 1928. Much of Flower Hill Estates went up in the colonial style from the late 1930s.
Census figures put the median year built at 1946, with nearly three in four homes older than 1960. Owners weigh what a renovation can keep of an older house against building new; in Plandome Manor either one goes to the Design Review Board, since any exterior change does.
How a project works in Manhasset
One hamlet, five villages
Unincorporated Manhasset is the seat of the Town of North Hempstead, and permits there come from the Town Buildings Department through the MyToNH portal. Munsey Park, Plandome, Plandome Heights, Plandome Manor and Flower Hill are incorporated villages that post their own building forms, and most add a review step: a Building Advisory Committee in Munsey Park and design or architectural review boards in the three Plandomes. Manhasset design review, trees and floodplain rules
Village boards and tree rules
Munsey Park’s Building Advisory Committee hears proposals, and anyone seeking more square footage, a demolition or a new house mails notice of the hearing to neighbors within 200 feet and files an affidavit of mailing. In Plandome, the long-form building permit means a meeting before the Design Review Board. Plandome Manor sends every exterior change through its own Design Review Board, which sits on the fourth Thursday with applications due 30 days before.
Trees get close attention as well. Munsey Park asks for a removal application and replacements at least eight feet tall; Flower Hill wants one new tree for each one taken down, dead ones included, planted by a village-licensed tree contractor. On flooding, the county hazard plan notes recent building in Plandome Manor’s 100-year floodplain, including a three-lot development on Lake Road.
