Home renovations and rebuilds in Massapequa Park

From Stadtwurtemburg to a postwar boom

German-descent families settled the area in the 19th century, when it was known as Wurtenberg or Stadtwurtemburg, and German hotels and restaurants stood on Front Street. A 1928 development push by a real estate firm failed amid shady business practices and the Depression, and in 1931 the village incorporated to keep control of its own land use. The real growth came after World War II, when pent-up demand for private houses took the population from 2,334 in 1950 to 19,904 in 1960.

Census figures put the median year built at 1956, and more than three in four homes predate 1960. The County’s hazard plan describes the village as seeing upgrades and renovations but very little new construction.

How a project works in Massapequa Park

Permits start with the village, not the Town

Massapequa Park is an incorporated village in the southern part of the Town of Oyster Bay. The Town’s Department of Planning and Development covers building and zoning in unincorporated areas, so a village address starts with the Village of Massapequa Park instead. Ask the village for its current demolition application and checklist before the plans are final.

Low ground and drainage

The County’s 2021 hazard mitigation plan notes new homes being built in a “Low Area” of the village that is prone to flooding and will need more storm drains, and it lists a proposed action to build homes higher with additional on-site storm drains. The plan also records a completed bulkhead along the Colleran Park shoreline and says the village is in good standing with the National Flood Insurance Program.

Nassau County also gives any demolition ten days from the inspection on its rodent-free certificate to get started.
