Home rebuilds and renovations in East Meadow
Farmland to Levitt sections after 1950
East Meadow was farm country, with the large Barnum and Carman farms among its holdings. The Barnum estate west of Merrick Avenue was surveyed as Meadow Brook Farms in 1912, and from about 1950 major home builders bought up its empty lots. A local historian writes that William Levitt and Sons built more houses in East Meadow than any other single developer, with eleven sections planned in 1950 on land sold by German-American farm families.
Census figures put the median year built at 1957, with about two in three homes older than 1960. Many of those houses are now due for a decision between a major remodel and a teardown.
How a project works in East Meadow
A hamlet served by the Town
East Meadow has no village government; it is an unincorporated part of the Town of Hempstead and home to Nassau County’s 930-acre Eisenhower Park. Building and demolition permits come from the Town’s Department of Buildings in Hempstead, and the Town’s Water Division, on Prospect Avenue in East Meadow, has a part in demolitions within its water districts.

East Meadow demolition and the Town water disconnect
Disconnecting Town water
East Meadow is one of the Town-run water districts named in the Town of Hempstead’s demolition instructions, along with Bowling Green, Levittown, Lido-Point Lookout, Roosevelt Field and Uniondale. In those districts the water disconnect is arranged through the Town’s Water Division at 1995 Prospect Avenue, East Meadow, and its representative must get 48 hours’ notice and be on site. The instructions don’t map district lines, so confirm which water supplier serves the address.
The rest of the Town’s list still applies: a plumbing permit before the building permit, a survey and plot plan, PSEG and National Grid letters with the 811 ticket, an asbestos affidavit, a County extermination certificate good for ten days, and the notarized affidavits.

Who disconnects the water before an East Meadow demolition?
If the house is in a Town-run water district such as East Meadow’s, the disconnect is arranged with the Town Water Division on Prospect Avenue. Its representative needs 48 hours’ notice and has to be present. Demolition instructions (PDF)
Who built East Meadow's houses?
Several major builders, but Levitt and Sons built more there than any other single developer, starting with eleven sections planned in 1950. Other large home builders bought up the Meadow Brook Farms lots west of Merrick Avenue from around 1950.
What if the old house has a buried storage tank?
The Town’s demolition filing includes a notarized voids affidavit stating that buried tanks are removed and the void filled with clean sand right after demolition, plus Nassau County Health verification of the removal, or a letter saying there is no tank. Demolition instructions (PDF)
Why does the extermination certificate matter for timing?
The Town’s instructions say the Nassau County extermination certificate expires ten days after it is issued, and the County says demolition has to begin within ten days of the inspection date on the rodent-free certificate. Nassau County demolition permits
Do you work near Eisenhower Park?
