Home rebuilds and renovations in Uniondale
Homes that grew up around Mitchel Field
Mitchel Field operated in Uniondale from 1917 to 1961. Patch reported that suburban growth around the field in the 1950s left it no room to lengthen its runway, which led to its closure; parts of its housing area were kept for multiservice military housing, and the 108-acre core was added to the National Register in 2018. Hofstra University began in 1935 on the Hofstra estate, and in 2015 the former East Garden City area north of Hempstead Turnpike, Roosevelt Field included, became part of Uniondale.
Census figures put the median year built at 1956, with about three in five homes built before 1960. For houses like these, the choice is often a thorough renovation or a knockdown.
How a project works in Uniondale
Still a hamlet, still the Town
Residents tried to incorporate Uniondale as a village in the early 1970s, and the effort failed, so it remains an unincorporated hamlet governed by the Town of Hempstead. Building and demolition permits therefore come from the Town’s Department of Buildings, and water disconnects in the Town-run Uniondale water district go through the Town’s Water Division.

Uniondale demolition: trees and Town water
Trees and water before a teardown
Town of Hempstead building permit applicants file a Tree Preservation Affidavit under Chapter 184 of the Town Code, and a notarized one is part of a residential demolition filing. The Town may hold back permits or a certificate of occupancy until removed trees are replaced. A curbside tree in the right-of-way is a separate matter, covered by a Department of Highways right-of-way permit.
Uniondale is also one of the Town-run water districts named in the demolition instructions. There, the Water Division arranges the disconnect, wants 48 hours’ notice and sends a representative to be present.

Uniondale’s permits come from the Town of Hempstead Department of Buildings, One Washington Street, Hempstead. The hamlet has no building department of its own, and Town permits are filed online through the Online Permit Center. Town Department of Buildings
Is Uniondale a village?
No. An effort by residents to incorporate it in the early 1970s didn’t succeed, and Uniondale remains an unincorporated hamlet governed by the Town of Hempstead. It does not appear on the Town’s list of incorporated villages. Town list of villages
What about the trees on a Uniondale lot?
For a curbside tree in the public right-of-way, the Town’s Department of Highways uses a right-of-way permit. With a building or demolition permit, the Town asks for a Tree Preservation Affidavit and can withhold a certificate of occupancy until removed trees are replaced. Curbside tree permit (PDF)
