Home rebuilds and renovations in Merrick
Merrick Gables and the streets around it
Merrick’s best-known neighborhood is Merrick Gables, started in the 1920s by a promoter working with the founder of Fox Film. Up to 400 structures were built before the 1929 crash stopped work, and about 260 of the original houses still stand: Mission Revival and Spanish Colonial Revival designs with stucco walls, towers, parapets and terracotta tile roofs.
Census figures for Merrick and North Merrick put the median year built at 1955, and roughly two in three homes went up before 1960. With an older house, the real question is whether to renovate deeply around the existing structure or take it down and start fresh.
How a project works in Merrick
Both hamlets file with the Town
Merrick and North Merrick are unincorporated, and neither appears on the Town of Hempstead’s list of incorporated villages. So whichever hamlet your address is in, building and demolition permits come from the Town’s Department of Buildings at One Washington Street in Hempstead, and applications go through the Town’s Online Permit Center.

Merrick Gables, Town landmarks and teardowns
Older houses and the landmarks law
The Town of Hempstead’s Landmarks Ordinance, Chapter 76 of the Town Code, created a Landmarks Preservation Commission, and the Merrick Library is on the Town’s landmarks list. Preservation Long Island counts Merrick Gables as threatened by demolition and redevelopment, and notes that the Town law has no historic-district provision, so each house is designated on its own. In 2019 the commission unanimously approved landmark applications for three Gables homes on Fox Boulevard.
Any teardown also meets the Town’s demolition instructions: a plumbing permit for the sewer and water disconnect comes before the building permit, alongside an asbestos affidavit, PSEG and National Grid letters, and a Nassau County extermination certificate that lapses after ten days.

Is Merrick Gables a historic district?
