Farmland cut into house lots in the 1920s

The village’s own history puts the start of mass housing in the 1920s, with Lakeville Estates spreading east from Lakeville Road. In 1924 alone, 140 houses went up and 450 acres of farmland were divided into developments, and residents voted to incorporate in August 1927. Farther north, most of Manhasset Hills had been built out by the late 1950s.

Census figures put the median year built at 1952, and close to four in five homes date from before 1960. With houses that old, owners compare reworking the one they have against clearing the lot for a new build.

How a project works in New Hyde Park

Village or Town: the address decides

The village of New Hyde Park has a Building Department of its own at Village Hall, 1420 Jericho Turnpike, and its Architectural Review Board looks at exterior designs and materials. North New Hyde Park, Garden City Park, Herricks and Manhasset Hills are unincorporated and get their permits from the Town of North Hempstead Buildings Department, through the MyToNH portal. The 11040 ZIP code covers both sides of that line, so the mailing address alone doesn’t settle which office applies.

Before the village signs off

The village’s demolition application, issued under Village Code Section 71-2, asks for a rodent-free certificate from the Nassau County Board of Health or a private exterminator, a sewer disconnection permit where the house is sewered, written shutoff consents for water, gas and electricity, proof the property is asbestos free, liability coverage that indemnifies the village, and a statement of who hauls the debris away and how. Every application is subject to approval by the Village Board.

In the four Town hamlets, Town Code Section 2-9(T) governs a tree taken down for work that needs a building permit, and Chapter 20A covers front-yard and right-of-way trees when no permit is involved. Nassau County also sets a short window: once the rodent inspection is dated, the teardown has ten days to get under way.
